−I was overcharged and did use my Booking.com reservation and defrauded me and Booking.com. Dishonest business owners.

“Bad”
+Location is right on the main road, easy to find
−The room had an awful smell. Looking around there was white powder around the edge of everything on the floor including walls. Ended up finding a baby cockroach on the wall when we came back for the night. Ended up leaving and not even sleeping there.

“Clean and comfortable great for one or two night quick trip.”
+Affordable, clean, comfortable beds, convenient parking and good a/c unit.
−Bathroom was clean but cheaply put together. Shower handle not attached to shower wall. Bring your own towels, bar soap and shampoo. A few little touches would go along long way. More hooks in bathroom, channel guide for tv, nightstand for each bed and additional plugs near beds for charging etc.

“Great”
+Great staff, he was welcoming and warm. The room was nice too, the bathroom looked new.
“A surprisingly quiet, clean, and comfortable motel in the heart of south Bend.”
+It was exceptionally clean, comfortable, and charming -- like a roadside motel from the 1970s. It was very quiet and the owners/staff were friendly and helpful.

“Easy/fast check-in and very friendly staff.”
+Easy check-in, friendly staff and the location was great for our needs.
−A few more towels in the bathroom would be nice.
“Needs updating, but good in a pinch.”
+Gita at the front desk was very nice when I checked in. The motel is located close to family I was visiting, which was a real plus. It has potential and could be wonderful if the room had been more appealing. The bed was comfortable which is the most important part. I haven't stayed in a motel for awhile, so don't know what the current trend is. All in all, I would try again but only if I was able to change the room if it proved to be to "aromatic".
−The stay was disappointing, because when I returned (about 10:30pm) after checking in, the room was so perfumed or deodorized that it made my eyes smart and gave me a headache. I considered sleeping in my car. But I opened all the windows - it was cold - and slept in my clothes. The bed looked like it had been hastily made - the sheets weren't tucked in. There was a hole in the ceiling with a cable (I guess). It was odd, there were three shampoo/conditioners, but no soap. I had read that it is clean, but the sink in the room had not been cleaned. It was in need of an update,
