“Convenient location”
+Close to the train station and Chichester town centre. Well-stocked tea/coffee facilities in the room with free biscuits and water. Nicely appointed bathroom. Free ear plugs if needed. As I was checking out too early for the breakfast included, the reception manager prepared me a takeaway snack bag.
−The reception of the hotel is in a pub/bar that looked like it had seen better days. The front door was boarded up (the glass had been smashed) and didn't make me feel too comfortable as a single female traveller. The bed was very uncomfortable.

“Disappointed due to noise, not clean, staff not answering phone”
+The room was large and the bed comfortable
−No answers to phone calls prior to check-in, stains on bed cover, very noisy with noise coming from downstairs party despite my room being located the furthest from the main party hall, parking space difficult to find

−Music was very loud in the bar downstairs, this was informed beforehand but I didn’t expect it to be as loud and as late into a the night that it was!

+Had a full English breakfast but the bacon was smoked. I dislike smoked bacon. Wasn't told of this. Also asked for a pot of extra tea. The second pot was very weak. I think they used the same tea bag !!

+Great location and friendly staff
−Window in room couldn't close and lock properly. Tap in wash basin loose. Noisy on Saturday night until late, although this was made clear at time of booking. For the price in purely paying for location.

+Staff were helpful and friendly. Was able to leave luggage early prior to booking in and when arrived it was carried upstairs for me. Breakfast was plentiful and well cooked. Room was large compared to other accommodation.

“Avoid. Impossible to sleep due to noise from downstairs”
+central location a short walk from city centre
−The level of noise was unacceptable and meant sleep was impossible. In fairness, I was warned about noise from the pub downstairs, but only AFTER making the booking, also the phrase used "it is possible for music to travel to rooms" is at best disingenuous, at worst just plain dishonest. The level of noise was so high there is no "possible" about it, it is guaranteed you will not be able to sleep, the room was shaking into the small hours, you couldn't hear the tv in the room, and even the noise cancelling headphones I had brought specifically were unable to block out the noise. I would strongly advise against staying here. Frankly I don't think they should accept bookings on nights when they know there will be loud music in the pub.

“Friendly staff who gave us a great welcome.”
+We liked the breakfast and the bed was very comfortable. The bedroom was a good size.
−Did not like the bar area we walked through to reception. Not a great impression for an hotel. Bathroom was a bit tired.
