“Great location and spacious room, but some amenities need updating”
+The biggest advantage of this hotel is its location. It is situated right in the center of Hyannis, with everything you need for a great vacation just steps away. The room itself was also a pleasant surprise: large, clean, with a huge comfortable bed and a nice bathroom. Parking was very convenient as well.
−Poor soundproofing: You can clearly hear neighbors taking a shower and watching TV. No microwave in the room, which would have been very useful. The appliances are quite old: the TV is outdated, and the refrigerator makes a noticeable noise at night. The coffee maker is also old,I couldn't brew tea in it because the water still tastes and smells strongly of coffee. No breakfast is offered.

−Very powerful disgusting smell upon entering the room so bad we would’ve loved to stay somewhere else but nothing was available. We had to go to a store and buy incense. Tried to get the AC on to circulate the air, but it didn’t work TV didn’t work either worst day I’ve ever had in Cape Cod certainly would never go back or recommend it to anyone else.

“It was meh.”
+It's in the center of Hyannis, so you can walk to many things. Beds were fine. Shower was surprisingly strong.
−Room was a little rough and dated. There was only one electric outlet across the room from the beds. There's a noisy bar nextdoor so I couldn't sleep with the window open. No breakfast or good coffee service, but Dunkin is across the street. If you're a boomer that likes retro motels, it's for you.
