”Needs love and investment”
+The food and location
−No heating in bedroom. Broken heated towel rail and failure of staff to act on their promise to sort it.

+The building had a lot of charm and there were plenty of activities! I had a really lovely time and would love to stay again in the future.
−The spa could stay open for adults slightly later.

+The hotel was rundown and unclean. Staff were not helpful. It looks nothing like the website suggests. Nothing to like except the location.
−As above.

”Overall Disappointed with the experience.”
+Position was ideal
−Dated, cobwebs on ceiling, spa had rusty railings and greasy brown deposits round the edge.

+Its location is fantastic but that is about all it had going for it.
−The strong smell of sewage. The broken windows in our room. The holes in our towells. The very thin walls in the outer rooms so you could hear the bedsprings from the room next door. The cold coffee at breakdast. The unhelpfullness of the staff when we were all evacuated. The fact it is now five days since we were evacuated and still no refund even though we have had to pay for alternative accommodation! Would you like me to go on....

”Restful and very pleasant.”
+We love the location and general vibe of Knoll House..with friendly staff and very dog friendly.
−I'm a tall woman, but the chair and mirror provided at dressing table was sadly, quite wrong! The chair was too low and mirror too high..which made it very awkward doing makeup and hair.

”A pleasant stay in an interesting hotel in an excellent location.”
+Good bathroom and bed. Excellent night porter. Loved the Enid Blighton links. I liked your Ibo cleaning staff.
−Dinner was well served, mainly good but the veg was too al dente, ie not cooked. The dinner was overpriced. The carpets are well worn on the stairs.

”Great place and people but needs renovation”
+Great location, nice staff
−The hotel needs renovation. There are no facilities in the room beyond very basic. The decor is very old and needs updating.
