+The location is nice although to the apartment was not. To enjoy the view meant opening the curtains so all the hundreds of tourists walking and driving to Berry head can see into the cramped apartment. The balcony is shared with 4 other apartments so not private.
−The price. This was luxury pricing we are off peak and self catering and its was 900 pounds for 3 night's. For what felt like a 2 star dirty, cramped, damp apartment with no privacy. If this was 1/3 the price it would still not be value for money. The bathroom had old dusty cobwebs and pubic hair on the plastic matt. The rooms felt damp. The damp was so bad the bedroom door was swollen and wouldn't shut. The glass window/front door made the eppm act like a greenhouse. The sofa bed was very uncomfortable for the children to share. The main bed was two single beds pushed together not very comfortable. Once kids bed was out there was nowhere to sit. Totally not what you would expect for luxury hotel price.

+All went well , lovely view across the bay, breakfast a bit expensive.

+Staff were lovely. Ambiance very good. Breakfast very good. Views very good.
+Staff excellent, location excellent, overall the hotel the great.
−All food was warm not hot, both the evening meal which was a function and the cooked breakfast bar. the single room is by the kitchen extractor fan, so noisy.

+Perfect couple of days wind down chill. Beautiful views calming and relaxing. Not the most modern but very comfortable clean and adequate. Quaint.

−Facilities everything food is really good . Staff in the restaurant especially head waiter so knowledgeable about the area and jokey . He’s a real asset to that hotel really made the trip for me .
