「Beautiful hotel and views, shame about one unkind member of staff.」
+It's a beautiful property in a quiet part of the New Forest, and we visited at a good time of year because it wasn't just horses but also pigs that were out and about! The house itself is lovely and the rooms are nice, if a little dated.
−The rooms have a lot of potential, but some of the furniture looks dated, tired, rather than vintage. A targeted renovation could breathe life into the place. More pressingly, and the reason I'm unlikely to come back is that the receptionist was not at all welcoming. She was brusque, short with her words, and quite inflexible. I don't think she smiled once in our conversation! What was most notable is that she was decidedly more pleasant to white patrons who arrived before and after us - I saw her guide people to their rooms and make small talk while my (brown) family received none of those pleasantries. I didn't enjoy the way we were treated and, whether it was a microaggression or not, whether it was racist or not, it wasn't a level of hospitality I look for when I travel and it dampened my enthusiasm for the stay. I'd encourage non-white families to be cautious when visiting Burley Manor. Note that this really was a case of one individual: other staff we met were perfectly agreeable.

+The location and the setting are lovely and the roll top bath room was decent except for the water pump sound track!
−The whole place is tired and there is little thought to the customer journey from where we parked at the rear of the building to a poor reception process - overall it’s long overdue a refit and smartening up! And whilst we liked our room in the attic, every time we or neighbours used water including the loo there is an accompanying water pump sound disturbing the peace.

「Rubbish and certainly not up to expectations」
+The location was lovely, although I requested a lawn view and received a car park view!
−The service, the breakfast was awful and cold and we still had to pay more for cooked breakfast. Which arrived cold We booked an upgraded room with king size bed and actually got a smaller bed which looked over the car park! This meant it was very noisy throughout the night All in all a terrible stay!

「Mehr Schein als sein ! Preis Leistung passt hier leider überhaupt nicht!」
+Auf den ersten Blick super… Zufahrt mit Rehen und Schweinen im Gelände. Man hat sich wohl gefühlt, Personal war nett.
−In Deutschland würde ein Hotel mit solchen Wasserschäden und solchen instabilen Treppen und Fußböden, die im ganzen Haus sichtbar waren nicht betrieben werden dürfen. Schade das zur Instandhaltung so einer eigentlich tollen Immobilie kein Geld investiert wird ! Es gab nur phasenweise warmes Wasser.

「Very Pleasant , location and staff amazing」

−We forgot that B&B was for Continental breakfast only and cooked was a £10 surcharge. Prefer that you make it inclusive even at a slight increase in price
