“Reasonably priced, but disappointing privacy and excessive noise”
+The room was a reasonable size and fairly good value for the price paid. The room itself was generally fine, and I initially felt it was a budget-friendly option.
−My main concern was the bathroom. The room was advertised as having a private bathroom, and the host specifically assured me on arrival that nobody else would use it. However, I found the bathroom locked from the inside and later noticed someone else's shampoo and personal washing items in the shower. I also noticed someone else entering the bathroom shortly after I had used it, which strongly suggested that it was being shared rather than being exclusively for my use. The noise was another major issue. There was frequent movement up and down the stairs and through the hallway until around 2:30 am, starting again as early as 5:00-5:30 am. I could also clearly hear someone watching TV until approximately 1:30 am. Unfortunately, the lack of privacy and the noise made it very difficult to get a proper night's sleep. Although the room was reasonably priced, knowing what I know now, I would not choose to stay here again, even at the same price.

“Generally not a pleasant stay.”
+Didn't have any breakfast, didn't know where to go, as host wasn't there when I arrived, they phoned to tell me where my room was, but I didn't see them during my stay.
−I didn't get the room I was supposed to have had, I didn't have a garden view. I didn't have my own private bathroom, I I was shared. I didn't have a bin in the bedroom or bathroom as or a teaspoon for making drinks.

“Friendly host but if it says the room has a tv there should be one, need bins in bedroom and bathroom and needs some tlc”
+The owner was very friendly and showed us the room and explained which was our bathroom (it was on the right outside our bedroom), the bed was comfy. It was a good price.
−The parking was a bit of a problem as we had parked on the side and when we came to go out the next day someone had parked on the front of the property quite far back and we couldn’t get through the gap ad there was a brick wall that we didn’t want to hit, I tried ringing but it went to voicemail then I rang the front door bell (the owners live on the property) and no answer so I had to shout up the stairs that we needed to get out as I had an appointment and someone did come and move it. The floor in the room was very creaky both sides of the bed, I’m not sure if we were put in the wrong room as in the write up it said it had a garden view and it didn’t it looked out over the driveway in the front of the house and it was supposed to have a tv and it didn’t, it also said it had sockets by the side of the bed and they were over the other side of the room and there was no bin in the bedroom or in the bathroom. We could use the kitchen facilities but when I went to borrow a couple of forks it wasn’t very tidy and there was a pile of washing up by the sink, when I went to warm something up in the microwave it wasn’t very clean, the bathroom wasn’t the cleanest and the toilet seat was c

+The property was nice, clean rooms clean bathroom host was very nice. Kitchen facilities good. Great value for money. Would definitely stay again.

“Didn't even make it inside.”
−I arrived at the property but decided against staying, and booked a Premier Inn instead. The exterior didn't give me confidence, so I can't fairly rate Staff, Facilities, Cleanliness, Comfort or Value for Money as I never saw inside. I've marked it as a 4, 'disappointing', rather than lower, since this reflects my first impression only and not the actual guest experience. I appreciate the saying about not judging a book by its cover, but the outside did put me off.
