8.0“Would definitely use again if back in Holt”
+Needed an overnight stop and the room was exactly what we needed. Nice and comfortable for a stop over. We were there during a day the pub was closed, but we had clear instructions sent as to where the key would be etc. Room was clean with plenty of tea and coffee and nice and quiet.

8.0“quiet and quaint”
+I really enjoyed my stay at the Old Ham Tree. It’s a quaint, rural little place in a lovely village that I only wish I’d had more time to explore. The location was perfect for a relaxing overnight stay, and the beer garden was definitely a highlight. My room was very well-equipped, and I particularly appreciated having access to the self-service kitchenette. Everything about the stay felt easy and relaxed, including the straightforward check-in and check-out process. The staff were lovely, and the locals were incredibly friendly too, which added to the welcoming atmosphere. The room was located close to both the main road and the garden, so I had expected it to be quite noisy, but I was pleasantly surprised,it was actually very peaceful. The bathroom facilities are shared between three rooms, with two toilets available, and they were conveniently located very close to the rooms. For the price, I thought the Old Ham Tree offered great value for money. I didn't eat at the pub, but there were a range of options and smaller portions too, which is something we don't see often and certainly should. Overall, I had a lovely night here and would happily recommend it to travellers looking fo
−The only minor downside is that, while everything was clean, the rooms and communal areas are beginning to look a little tired and could benefit from some updating.

8.0“Ok for one night. Lovely outside space.”
+The room is basic but comfortable. The outside space is nice.
−For one night it was perfectly acceptable. It had no en suite and the room was very small so I would not want to stay for longer.
