5.0“Too rustic for our tastes but others may love it.”
+Beautiful old house in wonderful grounds
−Needs a sign outside so it can be located, unfortunately we found the bathroom old and grubby and the bed uncomfortable.

10.0“Exceptional”
+Rural location in a historic house. Amy is a splendid host - friendly and welcoming - and the huge breakfasts set you up for a day in the Lakes and Pennines.

10.0“A great place to stay for a couple of nights in an interesting, 17th century country house.”
+A rare opportunity to stay in a historic building filled with interesting pictures and books with beautiful gardens. The hosts were incredibly welcoming and friendly and provided great breakfasts to meet our needs, as well as other refreshments. The four poster bed was really comfortable, great views across the fells, and our own wing of the building to ourselves.

10.0“The Hostess with the Mostess!”
+Amy is the hostess with the mostest! She is generous and thoughtful. She loves the old manor and gave us a tour of the amazing walled gardens. The bed was incredibly comfortable with a very upmarket duvet. The electric fire in the bathroom was a nice addition. Philip has the most incredible collection of antique books! Amy offered to cook us a lovely Vietnamese dinner and breakfast had some of the best sausages I’ve ever had! The location is so peaceful.
−We weren’t really sure which door to go to on arrival. A little sign in the car park might be helpful. (Just go through the arch to the big main door and knock)

9.0“Warm and quirky, ideal for adventurous people who love literature or history.”
+A uniquely characterful building with a fantastic warm welcome from Amy, the owner. Full of history, gorgeous scenery, home-cooked meals. Definitely an unforgettable stay.
−Not a property to book if you're expecting all the modern conveniences of a traditional hotel. Anyone with mobility issues should be aware that the 600-year-old floors are uneven and the heating is via portable heaters.

10.0“Superb B&B”
+Superb B&B. Amy was so welcoming, offering tea, wine and dinner on arrival. Beautiful building with panelled deep walls, sumptuous four poster bed, rugs and furniture. Modern shower over bath. Parking outside by a beautiful garden with lovely views. I had the best sea bass I've ever had. Thank you for a wonderful stay.

3.0“Poor”
+The hosting was amazing very welcoming. Breakfast was amazing. Gardens and location stunning
−But the room was extremely poorly decorated and nothing like we were expecting. Very poor. Room was amish mash of different eras, textiles and especially the rugs on the floor. There is no slip mat for the bath and no shower curtain. You have to hold the shower head to perform that task, which made it quite a slip hazard. The room felt extremely cold, so cold we had to sleep in our clothing. The tea and coffee facilities were extremely poor. Room required a make over to fit with the period of the house. Pricing for meals was not as advertised, increased on our arrival. Bed was standard double, not four poster and room was very small. Basically, the room and board are not as advertised. Very disappointed 😞 it's such a shame as location and house is stunning. But the decor fixtures and fittings really let it down

9.0“Very welcoming a home from home”
+The property is just what I expected from the description it’s 16th century charm is evident everywhere The owners are very welcoming and can’t do enough for you And the breakfast was excellent, couldn’t fault anything Would stay here again
−Only slight hiccup was the lights sometimes didn’t work but did not detract from the overall experience
