+Very attentive staff, and very clean facilities. Beautiful terrace and views
−Air conditioning did not work well, which made the room considerably hot. Also, due to humidity, there are a lot of mosquitoes, which make it difficult to enjoy the terrace. Some mosquito spray for the room would be appreciated.

“A delightful & very clean property on residential end of lakeside town for relaxing local stay”
+Very nice hostess Laura. The property and in particular the ground floor spaces are ostensibly designed to host large functions (eg, it is a long-standing wedding venue) and is surrounded by large grounds. I do not know how many rooms are actually available (I would guess about 6 - 8?) but we were on the 2nd floor (steps only - no lift) in a large 'family room'. There were tea and coffee facilities with a variety of biscuits. We were also supplied with some water, 2 juices and 3 yoghurts in the refrigerator. We didn't experience (nor ask for) any breakfast and there wasn't a breakfast room that I noticed, so I am honestly not sure whether it was available or not?
−The building and vast family room (ie, with two large double bedrooms and one master bath suite and the other a large shower room) was very spacious indeed, with high ceilings ample seating, dining table for 4 and two balconies. A/C was superb (and necessary during our stay as weather and hence the rooms was very hot upon our arrival and during our 2 night stay). The location is excellent...very quiet and extremely close walking distance to lake and swimming areas,eg, Black-Out-Beach. Delightful little town centre in Ispra (Piazza San Martino) with great cafe and access to lake shore and Europa swimming area.
