10.0“A charming and unique escape from the city.”
+James was a wonderfully welcoming host, filled with local knowledge and helpful recommendations. The location was very convenient (just 5 mins drive to the town) but still felt very secluded. We were blown away by the beauty of the house which really is worth a visit. An added bonus was seeing the cats and hens roam around the gardens. Would highly recommend staying here!

9.0“A beautiful, peaceful historic house - the perfect quiet getaway. Well worth a visit.”
+Breakfast was lovely, with a great choice (more than I could get through!) and really great coffee. The owner was very welcoming, and I enjoyed a lovely chat with him over breakfast. The bed was very comfortable, the setting is beautiful, and the security gates meant I felt completely safe travelling alone.
−Nothing really. Just be aware that the house is around 250 years old and keeps its old-fashioned character, so there are no TVs. That suited me perfectly, but it’s worth knowing if you’re expecting a hotel-style room.

+Last minute availability, no other accommodation in the area at short notice
−Although the bedding and towels were clean the room and bathroom were not and the kitchen where breakfast was served was filthy

2.0“AVOID unless you are comfortable with dust, dirt, soiled bathrooms, and mouse droppings.”
+Breakfast was fair. It looked okay, but the flys in the room, the lack of cleanliness in the kitchen, the mouse droppings nearby made me almost sick.
−The rating does NOT match my expectations. The place was filthy. I'm sorry, I didn't read the reviews on Trip Advisor. History - For my private tour business, I'm always looking for a new place to stay to bring my clients on tours of Ireland and the UK. I make it a habit of selecting and choosing places based on reviews, before booking them. At the beginning of my private tour trips, I have a few days to acclimate to the time zone shift and explore new places. This was one of them I selected. I had another place planned, but I chose to wait until a few nights before to book it. Things change when traveling overseas; airlines have delays. So the other place was full, and I had run out of time. Time to find a new one. I went to Booking.com and selected Summergrove House. It was in the same area that the other venue was and the same price range. I selected it based on a 8.7 review on Booking.com and its rating of "Excellent". If only pictures told the full story. I have a few attached about what I saw. I should have gone to TripAdvisor. The reviews on it were correct if you looked at them. This place is not kept up to a manors expectations. It would be beautiful with a professional cl

5.0“Mixed reaction”
+Fabulous Georgian House in superb period garden, Lovingly restored and furnished by host. Big bedroom and bathroom, comfortable beds, quality linens etc. Delicious organic breakfast. Host very personable, extremely welcoming, helpful and accommodating, also knowledgable about places to visit etc. In many ways a perfect stay.
−It pains me to say it because the service was so attentive on.every other way, but the standard of hygiene was appalling. It needs a professional.clean, top.to bottom, with particular attention to bathroom.and kitchen.

1.0“Very dirty”
+The location amd communication
−The place is filthy I'm afraid. Clearly too much for the owner to cope with on his own! Get some help.to clean it, as its a beautiful property! We even skipped the breakfast as I was too nervous about hygiene.

10.0+Lovely house, decorated extremely well and very comfortable, James was an excellent host and cooks a great breakfast
−If you want to go for a drink you'll need to get a taxi into Portlaoise or Mountmellick - knew this before we were booking but would be nice if you could walk to the pub! Overall a quiet area but there's a few nice local attractions
