+The property has a large common area on the ground floor. When I left early in the morning there was a homeless person sleeping on the lounge. When I returned several hours later he was still there and the premises were very smelly. I didn’t feel safe and won’t be returning.

“Perfect for a comfortable budget stay in a very convenient spot in Newcastle.”
+The location was superb. Easy access to the light rail, the esplanade, the civic district, beaches. Good selection of eateries close by, plus a Woolworths Metro. Layout of room was convenient. Desk was more useful than usual. A drying rack was provided. Window double-glazed and opening. Good blackout blind.
−Maintenance could be improved. The window catch was faulty, though no risk to security. Kitchen ok, though not much loose stuff is provided. One each bowl, plate, cutlery and no knife. No other tools.

−Strange man in the lobby all the time was very unsafe, got locked out for over 1 hour, the bed was so uncomfortable, for how much it cost the experience was horrible

“Central location, awful facilities”
+The location
−The facilities are dated and do not reflect the photos provided on the booking website. The shower leaked to the point of water running out of the bathroom onto the carpet. The bathroom door was filthy and the cupboard doors could not be opened all the way. There were random stains on the cupboard doors and the bedding also had stains. There was a smell of mould throughout the whole room which clearly stems from the bathroom leaks.

+Location Size of room Shower and toilet cleanliness
−The check in process on the street felt very unsafe. Could this be done prior or completed inside?

“Just OK for one or two nights but that's all.”
+Location is good. Close to the river and many pubs and restaurants. Street parking outside the facility is possible, except on Saturday night when the locals are out and about.
−This is just a room. Nothing more. Nothing less. Self-service entry through the front door using an SMSed code was a bit hit and miss. Mostly miss. Thankfully for us our friends shared their front door code with us. Many other guests were not so fortunate.
