“Comfy, convenient, and affordable”
+I think each floor is one room, the room feels like an apartment with mini kitchen. It's big and clean with 4 full size beds. There's closet space for your luggages. There's also a balcony outside the room. The bathroom is spacious too with great water pressure. It's close to the metro, tram, and bus making it convenient to go around anywhere in Kyoto. The owner is a very nice man!!!
−It smell a little bit like cigarettes in the lobby (from owner smoking) but this isn't an issue since you don't smell it in the room. I think having a lamp in the room would be good so at night, you don't need to turn on the bright ceiling light.

“Our stay was very enjoyable and the location was so convenient. Near 7 Eleven and Family Mart.”
+We did not have the breakfast. The location was fabulous near lots of eating places within short walking distance. The owner was super friendly and very accommodating.
−The fridge was very small with the bottle holder broken. It could not accommodate a large water bottle.
