+Convenient location right next to the beach, clean comfortable rooms with sliding door balconies, extra great breakfast included. Supportive staff; Jane was exceptionally helpful. She helped me with island planning, booking a motorbike, and regularly checked in to make sure everything was going well. Great trip, great stay. Thank you Jane!

“Book elsewhere - this is a 1 star property at best”
+Nothing - only the beach front location and sea view.
−This place should be demolished. I don't even know where to begin. The photos on booking.com, although they don't show anything luxurious by any stretch of the imagination, they certainly do not reflect the reality of how awful this accommodation is. Very old photos on booking sites and Google. So run down and dirty. May have been nice 20 years ago. The receptionist was miserable and very unhelpful. Didn't want to be dealing with the public, such a horrible dismissive attitude. Bedding and pillows were horrendous - the mattress must've been made of concrete, with no mattress or pillow protectors.. I was scared to look and see what was underneath. The duvet didn't even fit the bed, it barely reached the edges. Towels were old and threadbare, with only two medium sized towels provided each day (we were a family of 3). No hand towels, face cloths or beach towels. Housekeeping service was haphazard, sometimes they turned up and sometimes they didn't, even if you left the 'make up room' sign on. Not too handy if you needed clean towels as there's no phone in the room and reception is through the resort and across the main road (The Grand Koh Chang) The room gets covered in sand when com

“Great value for bungalows on and close to the beach. Hard working staff from cleaners to management”
+The breakfast was delicious, a lovely mix of Thai and continental with a coffee machine. The staff bent over backwards to help, Koy was super helpful and did a good job making my stay better.
−If you had a bungalow near the roadside, you could hear the bars at night.
