“Horrible”
+I was moved to a different hotel without my wishes. The second hotel was dingy.
−Dark room, staff more or less said they were just about to lock up when I got there at 6pm. Room was cold and horrible

−Difficult to get used to walking straight outside from the room. Also no mat immediately inside the room when coming in from outdoors with wet muddy shoes

−It didn't look anything like the photograph. The house, although clean, it quite run down. There were 4 of us, booked into rooms 3 and 8. In room 3, the hot water in the shower didn't work and in room 8, there was a hole in the bathroom floor just outside the shower. The breakfast was good, however the tea was weak and cold.

“Neglected house, neglected customers.”
+It's a historic Arts & Crafts building in a quiet and pleasant area of Dumfries with some lovely features retained eg finger plates on doors, a stained glass window on the office. The interior spaces are decorated sympathetically and in character. The house was warm. The room size was adequate. Room 4 had a very helpful cupboard for hanging coats in. The ensuite was decent size and appearance. The bedroom was decorated in a pleasant style. The stay was good value. There was a reasonable choice for breakfast and a helpful member of staff.
−The condition of the exterior of the building has become shabby. It needs a repaint and for rotten window sills to be repaired. There is a seriously rotten conservatory structure, visible from a breakfast table which needs repair or replacing. There is a very narrow entrance to the car park , restricted by a tree, at the back of the house. I didn't like the check in process of phoning the proprietor to get a key code for entry. It's impersonal and unwelcoming. The carpet on the staircase is seriously threadbare and worn to the point of being a trip hazard. We stayed in room 4 and the cold tap only spluttered and made a dreadful noise. The extractor fan didn't work and there was very limited reception of TV channels.
