“Great stay in a lovely hotel”
−Lights by mirror could be better. But this is the same in most hotels

“Excellent overall; would use again”
+Very well presented, large room, extremely clean, good wifi, parking on site, easy check-in, close enough to walk to town.
−Nothing really. It's on the more expensive side but the room and facilities are commensurate with the cost.

“Great location, good host but not really boutique.”
+Location excellent. Owner very pleasant and informative. Nice to have a fridge.
−Wouldn't really call it "Boutique". As an older building I can understand that upkeep is an ongoing challenge but some things need immediate attention. Toilet seat extremely discoloured brown. Extractor fan faulty and noisy. Bedside tables and kitchen unit need replacing. No window restraint- could be dangerous as it opened fully.

“Fabulous accommodation”
+The location was great just 10 min to centre with parking. Facilities were great and bed was comfortable and very spacious room.
−Wouldn't say didn’t like and nothing really can be done about it as due to the nature of the building, but the doorway to the toilet was narrow and could cause some visitors an issue

“Fantastic place, fantastic host, fantastic stay! Worth the money for the bedding alone. We will be visiting Bath a lot o”
+The location was fantastic - having on site parking was a godsend! Wonderful room, building full of character and the bedding was unbelievable comfortable. One of the best nights sleep I’ve had in a long time! Given its location on a main road it was surprisingly quiet. We received a lovely welcome from the owner on arrival and all round 10/10

“Bath was great fun with so much to see. Number 17 was a lovely place to stay.”
+The location was great. The room was large with a comfortable bed and sofa. We had parking for our car which was essential really.
−The curtains need some repairs.

“Excellent host, excellent room. highly recommended.”
+Very welcoming & informative host. Large, spacious room with comfortable bed and good facilities, including bathroom (though plumbing needs looking at). Car parking included, which seems rare. Nice, easy 10 minute walk into the centre of the city.
−Situated on what has become a very busy road (partly due to other road layout/access changes throughout the city), with the traffic noise that comes with that, though it was not as bad as feared. Rooms at the back of the property probably do not suffer from this noise.
