“Great place to stay”
+Warm welcolm on arrival. Our room was very spacious, spotlessly clean ,and well equipped. Lovely and warm throughout our stay and beds really comfortable.We all had a good nights sleep, very peaceful location. Plenty of hot water for showers The breakfast was grea a continental breakfast offered a good variety and was plentiful. Excellent value for money

“Good reasonable property well prices and great communication with owners.”
+It was convenient stop from Robin Hoods bay to our friends in Ulceby. Having hot water was nice. Easy to find with the directions.
−Shame we didn’t meet the family as they were out.

“Quiet location, dirty bathroom, comfy bed, and saw no staff the whole of our stay”

−When you walk in the main building there was a fusty smell, further into the downstairs smelt even worse. The bathroom in the room was dirty and uncared for. Shower head was rusty, so much so neither of us would use it. Plug holes were dirty and rust stained. In the corner of the room you could see where the roof was leaking and had stained the wall. Cob webs and spiders from quite a time judging by the web. The property from the outside doesn’t look good, looks uncared for.

“Gorgeous and good value”
+Gorgeous country house set within an idyllic woodland with rabbits and squirrels prancing all over the place. Super communicative hosts and clear instructions for getting there and getting in. Super cute breakfast setup that can be had at any time which was very handy for us as we were eating very early.
−Could've done with a little more crockery and cutlery available particularly for evening eating, though this did lead to quite a fun scene of us eating fish and chips with spoons on tiny breakfast plates so we didn't mind much!

+Excellent location for our day at cadwell park,30 min drive,great price for our 2 night stay,superb information regarding locating the property,and we felt it was the little things that made the difference,the little milk fridge in the room,the charging pod,the help yourself continental breakfast as and when you wanted it.nice sized double room,which gave us all the space we needed.

+Ideal location for my purposes. May be a little remote for others. But plenty to visit if you have transport. About average fir the price.
−No one on site at arrival. Fire alarm was ringing. Eventually made contact and was instructed how to turn it off. Room was OK but needs updating. Plenty of space breakfast was basic.

“Very good value for the money paid, but there is room for improvement”
+The sylvan location was particularly enjoyable, with views of wildlife (rabbits, squirrels and various birds seen from our window). The parking was ample, and immediately adjacent to the building, which looked as though it needed a "freshen up" in terms of decoration on the outside of it. The breakfast was adequate for our purposes, and well stored in the Breakfast Room
−1. There was a strong "stale" smell when immediately entering the inner part of the house, and this persisted despite some sort of air freshener being installed (dampness somewhere nearby?). 2. The absence of towel rail(s) in order to hang damp towels to dry during the day. 3. A t.v was on the wall in the room, but was not functional at all. We were told that the internet/tv signal in the area is poor, and this was reflected in the time it took for the wi-fi signal to come through.
