10.0“A wonderful place and so incredible to see the turtles! Thank you”
+Superb view! We saw turtles nesting on the beach under our room every night we were there and even released baby turtles into the sea Luis was so friendly and helpful - such a great stay! Thank you!
−Just be aware that there is no breakfast - not a problem though as plenty if cafes/ shops near by Also, be aware that you can’t really go in the sea because if the seaweed - this didn’t bother us at all

9.0“Lovely beachfront room with large balcony and amazing view. Highly recommend.”
+Room was large and facing the ocean, right by the beach. The large balcony on the second floor made it awesome to enjoy the view. There is also a rooftop terrasse on the 3rd floor to enjoy the stars at night of for more privacy enjoying the sun and tanning during the day. Sleeping with the windows open made it so fun to sleep to the sound of the waves crashing on the beach, and having some wind during the night. The vibe of the hotel is as on the pictures. Fun, relax and unpretentious. We loved it. The beach was small and cozy and uncrowded. Nice restaurant options at walking distance. Staff was very friendly and welcoming. There was free parking available for us right in front of the hotel which made it very convenient considering parking space is challenge in Tulum, and quite expensive. Wonderful turtle egg laying experience at night right in front of the hotel. Sea turtles came every night to lay their eggs, and hatchlings from one nest came out to reach the ocean (we were there mid August). We loved our stay and would gladly go back again (despite the sargassum, see below).
−Little improvements: - Roof needed a check to fix minor water infiltration during rain. - Fridge is basic and upgrading to a model with a small freezer would have been highly useful. As for all beaches in Tulum, we had to deal with a massive sargassum problem which made swimming in the ocean not really possible. The water was all brown and beaches were loaded with *literally* tons of sargassum. Tulum's beach cleanup staff came almost every morning to pick it up, but more sargassum kept coming to the point that significant quantities were already accumulating on the beach before the staff was even done picking up what was already there. Watch for sargassum season before booking.

7.0“A simple and overpriced hotel”
+A basic room with AC. The staff are friendly, especially Julieta.:)
−I would not recommend visiting this beach area during the summer, as the sea conditions make swimming impossible. The hotel is significantly overpriced; you would be much better off staying in the city center for half the cost. Additionally, there was a persistent cleanliness issue, with cockroaches appearing in my room few times during my staying.

1.0“Horrible”
+I had to book this hotel again as they did not answer any of my original emails. When we arrived, they did not have a balcony room which I had booked. The AC in the room did not work and the bed was rock hard. The bugs were so bad that we could not spend time on the beach so we left and purchase time at another hotel. I would like my money back.
−AC was not working. Beach was not accessible. I booked twice and the manager would not refund my money. And then the day we left there was no one in the office so we finally just left without talking to anybody.

5.0+I like that it was nice and right in front of the beach.
−We were disappointed by the policy prohibiting outside food and beverages at the beach club, which necessitated purchasing items exclusively from the hotel's offerings. Additionally, the absence of a swimming pool was a notable drawback.

10.0“Amazing place, great location.”
+Went for valentines. Loved how the property was right in front of the beach. It exceeded our expectations and the room we stayed in was bigger than in the picture with a nice beachfront view. We enjoyed the view from the terrace. They also had their own beach beds and umbrellas for guest staying.

7.0“You might actually like it. The courtyard is pleasant.”
+Upon check-in, we were told that our room had been upgraded. The location is wonderful, right on the beachfront. However, you won't be able to take long walks along the beach, as it is flanked by cliffs on both sides. The rooms are good for this price range. The water pressure in the shower is acceptable. The room cleaning is good.
−The staff may be absent for extended periods, especially in the evenings, when you could end up waiting for up to an hour. Tip: look for an employee at the bar across the street, and you’ll likely find them there. I also didn't notice any security on the beach side at night. The sun loungers on the beach haven't been cleaned in a long time. Only three free parking spaces are available for hotel guests; if these are occupied, you will be offered a paid spot across the street for $13-14 per night. There is no beach shower.

9.0+Location, hygiene and the beach. Perfect place to stay as a couple (or young family) if you want a peacefull, chill place at the beach, for a good price (compared to other venues at the beach).

9.0“Very relaxed stay, with our rental car we made some closeby trips (Maya ruins, Akumal snorkelling and Dos Ogos cenote)”
+Location was great with ocean view. Nice large room with large balcony/terrace.
−Keep in mind that there's no breakfast (we were aware). But there are two places next to La Conchita where you van have breakfast, lunch or dinner with a 10% discount. Both were good.
