“I was comfortable and felt safe at the guest house. I would stay there again!”
+Location was good and quieter than I expected. I felt safe on the 30 minute walk to my daughter's apartment in Crown Heights. I liked the kitchen ammenities and the room was very comfortable. The staff were friendly. The nightly fees were very reasonable as well.

“Avoid! Arbitrary hidden fees, ignored for over a month, and zero help from Booking.com”
+Nothing. We couldn't even use the reservation due to the host's negligence, over a month of radio silence, and shady last-minute fee changes. They kept the full $141.20 USD without providing a safe or confirmed check-in.
−Terrible communication & bad faith: On Aug 16, I informed the property my wife was landing at JFK at midnight and arriving around 1:00 AM. They first claimed there was a "$30 per hour" fee after midnight. When I asked for clarification on Aug 16 and Aug 18, they completely ignored me for 33 days. Moving the goalposts: On Sep 20 (the day before check-in), they sent automated check-out instructions while still ignoring my question. When I pressed them to confirm someone would open the door at 1:00 AM, they changed the rules, stating that after 11:00 PM late check-in is charged at $35 per hour because "the host cannot keep someone waiting overnight". Unsafe for solo travelers: They never confirmed someone would actually be there to let her in. I could not risk my wife being stranded outside on a Brooklyn street at 1:00 AM. Zero support from Booking.com: Despite all the proof sitting right in the Booking.com chat log, Booking customer support refused to step in, hid behind the strict cancellation policy, and let the property pocket our money. Avoid this place at all costs.

“Great value in Brooklyn”
+The location was awesome - in between 3 metro lines + LIRR. Everything was proper clean & the towels smelled like fresh flowers. Would definitely recommend this, especially as the price was among the best.
−It was a bit hard to understand how to control the heating. Though, that's no big deal.

−Terrible experience. They marked me as no show although we checked in at the expected time. The personal was extremely rude, I asked if we could leave our bags for 3 hours after check-out and first night they said sure no problem, but when we went to pick our bags they asked us 10 usd per bag ??? They basically were refusing me to leave with my bags because I did not had cash to pay 30usd. On top of that I may have a fee because I was a no show. The shared kitchen was really dirty too Not worth it. Do not recommend at all

−Not much. Bed could use a mattress topper to be more comfortable. Room could have more than one pillow.

+Beds were comfortable, location was great for us, but may not be for people looking to stay in a hip part of Brooklyn.
−These are rooms in someones home. It's clean and comfortable and they have a shared little kitchen on each floor, so it's fine. It's more functional than fun.

“An affordable and friendly accommodation in Brooklyn.”
+The location was easy for me to visit family, close to subway and not far walking, in an interesting neighborhood of brownstone buildings. The staff was friendly and I enjoyed talking with the proprieter. (I even was able to practice my French.) The book collection is impressive. It was clean and attractively decorated. The check-in and systerm of keys was arranged and explained well. I appreciated the prompt and friendly messages online.
−My room was very small, but it was clean and fine for my 2-night stay. Being a guest house, the bathroom was down the hall, but I didn't need to share and it was spotless.
