“A lovely stay at Jen's friendly place.”
+Jen was a really welcoming host, she immediately made us a cup of tea & said to just ask whenever we wanted another, also offered tea & toast in the morning. Parking was easy. Bedrooms & bathroom were lovely and clean and well equipped with shower gel, soap, toothbrush pack & slippers. Towels nice and soft. Location was great, a pub and convenience store 10 minutes walk through the quiet estate. 10/15 minutes drive into Dudley town centre and Black Country Museum (which is amazing). Jen had good local knowledge, we enjoyed her restaurant tip for dinner. Her place was tasteful and very clean and overlooked the nature reserve.
−Only downside is Booking.com Property Description says there are "family rooms" which I'd think of as being for more than 2 people. Also says "each room includes a bath" whereas it's actually a shared bathroom. However I don't think this is Jen's fault, it's more likely booking.com using AI to interpret the available information.

“Nothing was too much trouble,very welcoming excellent host.”
+Jens place was excellent,Jen was very friendly and nothing was too much trouble i was greeted by a cup of tea which was a lovely touch,Jen assisted me with getting taxi for the hospital the following day and Jen even got up to make me a drink and toast the following morning unfortunately I wasn’t able to eat but this was a lovely gesture…
−It was a lovely property and close to Russell’s hall hospital in a nice quiet area.

“Restrictive and uncomfortable, sorry it’s a no from us to stay again”

−It would have been great to make your own cup tea I don’t think too much to ask for a kettle and mug. Half used items in basket on offer soaps etc. owners toothbrush and toothpaste on bathroom basin. Pictures on site give the impression you can sit on a patio and look at a view - hum no view? And patio occupied by owners and dog. It all felt very restrictive. Parking not easy either. Owners pleasant enough. Bed very uncomfortable had no sleep and dog woke us up barking.

“Exceptional”
+We booked this by accident as we only normally book en suite accommodation but after staying we were so glad to have made the error! we couldn't fault the stay we had, the property is lovely and the owner is really lovely too. The owner is so accommodating it's unreal if you want anything just ask unless you are asking for something totally outrageous I am sure you will get a yes. We enjoyed the beautiful house and garden. The manicured garden has lots of plants and is very well kept, the house is beautifully presented with tasteful decorations and displays throughout. In addition we were given tea coffee in the evening and again with toast in the morning. There is a small dog in the house but he is lovely and not allowed upstairs, we love dogs and he is such a character you can't help but love him too. The house is at the end of the road and there's parking right outside and due to the location we thought it was very secure and safe. There are security cameras that watch the property outside and in the main living areas so you can feel real safe, we did notice a neighbour's camera looked into the seating area at the rear of the house which was weird...
