“Very disappointing stay due to the complete lack of hotel services”
+The apartment itself was very nice, modern, clean, and comfortable. If you’re simply looking for a well‑designed apartment in a good location, the place delivers on that.
−The listing for illi Gran Azabujuban is presented as a 5‑star hotel, with phrases such as ‘Get the celebrity treatment with world‑class service’ and ‘illi Gran Azabujuban is a 5‑star hotel in Tokyo city centre’. The entire page is written like a luxury hotel offering hotel‑level service. Even the room description reinforces this expectation. It describes a ‘spacious suite with a separate bedroom, living room, bathroom, and city views’. When you read ‘suite’ in a 5‑star hotel listing, you naturally expect a hotel suite , not a self‑service unit. In reality, the property is not a hotel at all, and it is not even a real apartment. It is simply a large studio, with no separation between spaces, and the listing never states that it is only a studio without hotel services. There is no reception, no staff, no luggage storage, no concierge, and extremely strict check‑in/check‑out times. None of the services implied in the description exist.

“Luxurious apartment in a great location”
+Location is great. The property is well equiped with all the modern conveniences and a great outdoor space. It is the only apartment/ accommodation on the 5th floor (with a decent sized elevator for luggage).
−Not a lot. Maybe more privacy in the bedroom space (from the LDK).

+Great location, close to the station and restaurants. Perfect for visiting Tokyo Tower and TeamLab. Comfortable beds, enough space for the luggage.

“Very well equipped apartment for family stays”
+Great location to easy access to the main attractions. Local shops are very convenient. Facilities are really useful. Good communication throughout our stay. There are even plug adapters ready to use, which is very thoughtful!

“Wish we had a longer stay here.”
+This is a luxury apartment, very spacious especially for Tokyo. It is in a walkable neighborhood with high end dining options, trendy coffee shops, beautiful parks as well as value dining options. The beds are comfortable and everything feels freshly remodeled. It was especially nice to have a washer that also dried the clothes. We stayed at a few apartments in Japan and this was the first where we didn't need to hang dry our clothes.
−I loved this stay! It would be nice to have a door separating the bedroom and rest of the apartment for when the kids went to sleep. But this was minor for us.
