“The Moab area is indescribable, a must see with it's national parks.”

“Once settled, and aware that we were in a b and b , our stay worked out just fine.”
+The room was nice and clean. The house is very well maintained and the dining area was nice. We enjoyed talking to other guests at breakfast .The staff that cooked breakfast did a great job, the food was delicious and they were very helpful. The location was fine, although outside of town
−The property managers hadn’t returned my texts to acknowledge our arrival time. So when we got there we had to call and leave a message on the emergency after hours phone. Fortunately they texted back the access codes for the front door ( which was unlocked) and our room lock. It was dark outside so I had to turn a flashlight on to see my way around.The bedroom was down a set of stairs that I didn’t know about, so my elderly husband had to lug the suitcases down a flight of stairs. It would probably be a good idea to let folks know about the stairs if they will be in one of those 2 rooms!Also there is no grab bar on the shower so I had to have my husband give me a hand to get out. I also wished there was a night stand on my side of the bed we shared. The electrical outlets in the room were limited. I should have done my homework to know that the coffee maker,microwave and fridge were in the shared kitchen, back up the flight of stairs.

“Hideout at the Ranch is a great bed & breakfast spot in Moab!”
+Since we were touring the parks, use of the kitchen & freezer was key. Beautiful mountains outside property. 30 minutes to the park, 10 minutes to downtown. Alex & his wife cooked us a wonderful breakfast, they were very accommodating to our needs. Super friendly, caring people! We would recommend to other travelers.
−We didn’t notice in any literature before booking that breakfast is only 8 am to 8:30 am, not convenient as we are trying to maximize our time getting out to the national park early to hike. Just something to be aware of if you’re early risers.

+This bed & breakfast style property had beautiful sunsets and sunrises and a good breakfast prepared by the property caretakers, Alex & Marisa. They were also knowledgeable and friendly! The house is large and well stocked and has plenty of room for a large group or family. The front and side porches were great for relaxing on!
−Unlike a traditional B&B, this property did not provide any daily cleaning or refreshing of the room. We found that surprising considering the cost of our room. Our room was downstairs and every footstep, movement and sneeze could be heard through from above. This made a full night's sleep difficult. Our room also had gnats the first night and spiders and a roach in the bathroom the next! The owners let us know that while not pleasant, this is normal in the desert even though the house was treated recently. We hadn't had any bugs in any other of 5 properties in the days before. The walls were textured and had cobwebs clinging to the texture and to the ceiling corners in a couple of places. This property is also on the south end of town, requiring you to drive back through Moab traffic for most tours and both Canyonlands and Arches - Islands in the sky district. Plan for that additional time.

“Nice House and Views”
+Private comfortable setting with nice common areas. The room was good size (bathroom a bit small but okay). The breakfast and staff were excellent
−Only issue was the bathroom sink faucet was loose and difficult to operate.
