“Absolutely diabolical, I actually feel physically sick writing this and looking back at the conditions”
+The property is unfit for purpose and dangerously non-compliant with health and safety standards. There was obvious untreated flood damage, severe hygiene failures, including animal urine and hair and Expired PAT safety testing on unverified electrical appliances. To add, the shower door actually fell off on inspection.
−The owner was in contact until sent evidence of the failures. The owner must be fully aware of the condition of the property due to multiple reports I have come across on multiple platforms and has failed to acknowledge them by the looks of it. I have never experienced something so dirty and unsafe. I actually cannot believe that these people are running a business hiring out accommodation in these conditions, they should be ashamed of themselves for allowing this. I would upload more photos but it seems 20 is the limit on reviews!

“Amazing and worth of money”
+My stay at Dyfed 23 was absolutely wonderful. The caravan was extremely comfy and cozy, making it the perfect place to unwind for a couple of nights. Everything was clean, well‑kept, and felt welcoming from the moment I arrived. The atmosphere was peaceful, and the location made it easy to relax and enjoy Borth. I genuinely had a great stay and would happily return.

“Poor accommodation at Brynowen holiday park dyfed 23”
+Ok where it was situated
−Dirty bed lining stained and smelt unclean. Accommodation at Dyfed 23 not like pictures very tired. Pictures shown on website must have been taken when the property was new. so mis selling of accommodation. Tried to contact property owner no reply. Booking.com send they would get back to use within 24hrs nothing Very disappointed.

+The situation of the caravan, outside seating areas, the beds were really comfortable. The host stayed in contact throughout our stay.
−It was a bit dog smelly when we entered the van but seem to disperse once the windows had Bern opened. The caravan was lovely but in need of some maitainance and repair. The cleaner had been in but had not lifted the seating to vac. On leaving we stripped the beds and lifted the seating so they could clean for next guests. Having said that it did not spoil our stay. It was relaxing and we loved every minute. Would return in the future

“Great location and facilities let down by a tired, poorly maintained cabin that needs serious updating.”
+The location was fantastic - close to the seaside, local shops, and the on-site facilities (swimming pool, arcade, playground, bar and restaurant) made it great for a family stay. The living room was cosy with a comfortable sofa and soft carpet, and the shower was a real highlight with excellent water pressure and temperature. Bedding and towels were clean. The large field next to the cabin was perfect for the kids to play ball while we cooked, and the big window meant we could keep an eye on them the whole time. Definitely beats camping - having a proper shower, toilet and bed after a long day on the beach made all the difference. Considering the affordable price, it was decent value overall.
−The cabin is showing its age and really needs some investment. The kitchen was greasy and the pots, pans, trays and dishes were scratched, rusty, and had worn coatings - these all need replacing. The oven and general furniture also felt tired and due an upgrade. The outdoor table and chairs were rusty and looked like they’d been salvaged rather than provided as proper furniture. The high chair had broken/torn material, and the children’s beds were far too small for kids over 6 or 7 years old. We weren’t expecting the cabin itself to be in this condition.

“Awful”
+Unfortunately the whole stay was overshadowed by the fact the small bedroom was uninhabitable. On arriving and opening the door to this room the smell was abhorrent.The carpet obviously needed taking up it reeked of urine. The cleaner had even left the window open in there to try air it out I guess but that would never have worked. It was eye watering it was so potent.Absolutely awful. No way that room could be used. I took one of the beds into the living room for the first night and that did my back in 😩 slept on the sofa for rest of the stay.
−First impressions is metal table on decking that’s all rusty and needs throwing away. Large room toilet seat was loose and dangerous and light didn’t work. Bedside light didn’t work also. DVD player didn’t work after host told me it did.I spilt a glass of water on carpet in living room and tried to soak it up with a white towel, the towel was brown and totally rank after, sickening. Oven knobs melting away and can’t see numbers for correct use and gap above oven door that lets heat out. Blinds past sell by date.Worst thing of all, I explained to host about the small bedroom and he just ignored me! I reported it to booking.com and they’ve just got back to me saying he hasn’t responded to them either. Terrible customer service. Very disappointed.The owner of the caravan should not have let it out at all in the state it is and it cost us £130 per night! It’s been very upsetting and I’m still dealing with a bad back after sleeping on the camp bed 😩

−The kitchen needs replacement, poor repairs and bar stools pass there sell by date
