+Shower head was great, bed was comfie.
−Pokey bedroom, couldn't even walk around the bed. Bath towel was worn and ragged. Kitchen chairs were not comfortable and the crockery was mismatched and very limited. Not even one wine glass. A poor cousin to your usual caravan park.

+Staff nice and friendly. Bed comfortable with nice clean linen and towels. Good hot water for nice shower.
−Cabin furniture old and tired. Heater/aircon old and noisy, Needed additional pillows and blanket. Very close to train line and trains heard regularly through night with little sleep able first few nights.

“Close to the rodeo, but wouldn't stay here again even if you PAID me!”
+Close to the rodeo, which was the reason for our visit, and reasonably priced at $160 for four people. Unfortunately, those were about the only positives.
−The rudest people we've ever dealt with , and not just in hospitality! The people running this place were unbelievably rude and condescending. We hadn't even gotten out of the car before being reprimanded for supposedly driving too fast and parking in the wrong spot. My husband was spoken to like an idiot for missing a handwritten A4 parking sign. When he simply asked the woman to calm down, she snapped, "DO YOU EVEN WANT TO STAY HERE?" Another man then approached and lectured him about how disrespectful it was to speak to a "manager" like that. We didn't even know these people were management! They were casually sitting outside drinking and playing music, with nothing identifying them as staff. All this over an innocent parking mistake that could've been resolved with a polite explanation! Even the children were uncomfortable witnessing the confrontation. The accommodation was no better. Stained mattress, inadequate bedroom ventilation, and incredibly noisy from highway traffic and passing coal trains. While looking for something as we were leaving, I discovered food crumbs, rubbish and belongings from previous guests underneath the couch. Yet guests are expected to clean and empt

+Friendly staff. Accommodating. Reasonably priced. Was basic yet had all one really needed when really only at the cabin for sleeping.
−The cabins could use a little maintenance/TLC. The lock on my cabin door was loose/unsecured and the tv was having issues / freezing often.

“Very clean”
+Rhe place was extremely clean, when I hot in I was surprised how clean it was. I had everything, fridge, microwave, electrical oven/stove, cooking utensils. Bed was very comfortable, had extra blankets. Room is air-conditioned. So close to maitland railway station.
−The cabins don't have ramps had to lift my luggage up the steps.

+The owner was excellent! We needed a cabin for a one night stay for the local rodeo and it was perfectly just up the street.
