“Cheap and cheeful”
+Great location and good parking. Comfortable bed.
−No breakfast or tea/coffee. Noisy toilet cistern. Small shower cubicle (didnt use). Difficult locking of entry door. TV not working.

−Ants at the door (Killer spray was given once I asked) Owner did not seem to be aware it was for 2 people - only crackery for 1.

−In terms of cleanliness, it's zero; ants are everywhere, towels haven't been washed, the bathroom is very small, one person can't wash comfortably. The location isn't bad, but it's very dirty and absolutely not hygienic.

“A fairly cheap and basic room, but perfectly adequate for a short stop-over.”
+The room was a conversion and well situated for the south coast if passing through. It appeared clean and had adequate space.
−The room was fairly basic, although cheap. The curtains did little to block out the sun and the room will be very light at an early hour during the summer. Although well-situated for the south coast path, Peacehaven doesn't have much to offer in the way of restaurants or other amenities, so probably best for short stop-overs. The television provided could not receive BBC 1 or 2!

“Disappointed room”
+The location is ok, not far from the town
−The shower and hand basin are too small to use, the room is not clean. Many ants were crawling in the room especially the fridge was on again after defrosting. The parking area outside the room was occupied. Ours was asked tp park opposite the neighbour's. Some frequent noise, like a washing machine, was heard at the wall in the washroom.

“No check in information provided before arrival, no shower, and no wifi. Not great!”
+The location was great, the price was good.
−We sent the owner several messages before arriving to update him of our arrival time. Did not hear anything. We phoned after arriving at the property, had to wait for 15 minutes before getting the code. The accommodation is small, but we expected that, it had everything we needed, we brought a set of cutlery and crockery based on reviews. The next morning I tried to have a shower, the tray was not draining, and the toilet became backed up. The owner did organise a plumber, who was not able to fix it so for the three nights of our stay in 30 degree heat we had no usable shower and a toilet that barely drained. We heard that a previous guest had stuffed paper down the toilet so this should have been fixed. We made do with friends showers and the local leisure centre. In addition, the owner did not provide a wifi code, he said there should have been a piece of paper somewhere but we did not find it. After our stay I politely messaged the owner about a suitable refund, did not get a response. On returning home, I raised the issue with Booking.com who mediated, we were offered a refund which we did not think was enough, but in the interest of moving on we accepted it.

+Very nice location, close to the beach and bus stop but its not enough for a stay longer than 2 nights
−When we arrived to the peoperty we had struggles to open and later close the door (basically we slept with open doors because whatever we tried they didnt eant to close) so please fix it since it was very uncomfortable yo sleep with open doors or leave it open whilr going to the beach! It wasnt cleaned properly there were stains on bed and some garbage left on the table. Shower was so small but we manage to fit but it would be great if u coulf provide a bigger bin in the room! Also we dont knos eho did this but when we woke up the next morning infront of our doors there was some garbage throwed all the way infront of yhr property. But overall we enjoyed our stay in this tiny room
