“Wouldn’t return”
+Hot shower, comfortable bed, fire pit, ample parking
−Very run down, in much need of updating. Bathroom was small, noisy fan, would benefit from replacing the bath with a modern shower with screen. Very creaky stairs, air conditioning was noisy and we were asked not to open the windows in case they broke!

“Got ya!”
+The property is attractive in an historic setting, but travelers should be aware of the unlisted pricing at the inn's bar. I was shocked to find a standard 1.5 oz pour of entry-level Glenlivet 12 was billed at $32,roughly 75% higher than the market average, with no indication on a printed menu or verbal warning provided.

“Central location for cape cod bay trip but not luxury”
+Great locations and inviting area outside
−Miscommunications of breakfast / no breakfast - always ensure guests know amenities, no bar service, poor coffee service, staff lacked knowledge of well known sites in the area so not useful for trip support local information, tv was awful, old magazines by several years, incomplete games make them unusable, hotel house needs lots of maintenance and full cleaning

“Lovely well appointed old Inn in central Cape Cod”
+A lovely Inn with a comfortable bed and nice bath. Lovely patio and yard. The Inn keeper was friendly and helpful. They provided coffee and small croissants in the morning and always had fresh fruit and ice water. We liked the location as a somewhat central point for exploring much of Cape Cod. Be careful of your assumptions from reading the reviews, they no longer include a full breakfast. Their listing is accurate. We loved Jack's and the Lighthouse for breakfast.

“The perfect quiet homey place”
+Loved the vibe and quaintness of it. Very chill and kind and quiet.
−The AC unit was loud throughout the night but I’d prefer that over not having AC and I am a light sleeper.

“Lovely stay in a picturesque property”
+Lovely historic inn in a perfect location for our family to attend a wedding on the Cape. Easy walk to coffee, restaurants and a few shops. The beach and Audubon site are quite close as well. We especially enjoyed relaxing on the patio surrounded by the very pretty garden.
−It would be nice if they served a full breakfast, though the coffee and breakfast breads were much appreciated.

“Clean accommodation, water and coffee supplied along with beach towels. Comfortable bead and nice bathroom.”
+Beautiful and historic location with nice amenities on premises.
−There wasn’t a Continental breakfast offered. Traffic and visibility limited the ability to take a left out of the driveway.

+This well-located property was very clean, with inviting decks, lovely grounds and well-maintained plant materials
−Staying on the ground floor in the carriage house annex, we were disturbed several times by smoke alarms and the window air conditioner in our room leaked extensively. It's not pleasant to wake up to find a lake under one's bed. Also, I believe it might be a good idea to carpet the stairs in order to mitigate the house of other guests coming and going.
