+It is out a ways from Ole Miss but it is as great to get to the university with little traffic. Wi-Fi was great, host exceptional and breakfast was good.

+this is a hidden gem in a rural mississippi. owner kay makes you feel as though you are a long lost relative when you arrive. welcoming and hospitality to the max. the property is quaint and decorated with fun and personal touches like kay's paintings. home cooked breakfast, washing machine/dryer besides fast internet and rocku/netflix/solid tv options. although ms. kay has sold the cart barn, new owners plan to maintain the charm of this lovely property.
