+The location was central to Forres with restaurants, etc in walking distance. The hotel was quiet. It was simple but comfortable. Great views of the town!
−The hotel had several cracked windows in the building, nothing that caused a draft, but something noticeable. The bathroom in our room was a little run down. There was some caulk missing around the shower, the mirror light wouldn't work, the toilet paper holder was wiggly, and some spots were not super clean but would have needed updating to make them look clean again. The downstairs lobby had a bar area connected to it where smoking was allowed, so the lobby smelled like smoke a bit.

+Location great, breakfast good.
−Hotel need of upgrade, draughty windows, bathroom freezing, shower very grubby, sink in bedroom not ideal, lack of restaurant disappointing. No lift.

“A cheap option for a hostel in Forres.”
+It was very central in Forres and was cheap good value for money (you get what you pay for). It is also in an imposing (Victoria era?) building.
−The rooms were essentially ‘bed sits’ and the property is more a hostel than a hotel. The entrance via a dark dingy public bar is not welcoming.

+Nicely renovated rooms, has kept old fashion charm. Friendly staff. Decent breakfast. Cute lolly bag with check in was a nice touch. Would stay again.

+Low Price. Nice location and view over the town. A cozy old building.
−Noise from bar customers out on street below until 2 in morning. (Hotel puts earplugs for you by the bed, so they apparently know!) On the positive side, it does give you an authentic local experience! The breakfast was easily the lamest set-up possible - nothing fresh, instant coffee only (never seen that before), your basic cereal and toast, no butter was put out. You get what you pay for.

+Staff in the bar and on breakfast service were very friendly and helpful when asking questions about the area. Location was great for visiting local sites. It's great to have an old Victorian Hotel with period features on the high Street close to lots of shops, cafes etc Forres was a lovely place to visit.
−The ensuite shower was mouldy and needed a good clean. My wife was going to head to the co-op to buy anti bacterial cleaner but we were after all on a weekend break from that kind of thing. A few basics would make all the difference.

“Not my best experience”
+This was a last minute booking as I needed to be close for a meeting
−One bathroom for 15 Rooms. The other bathroom has been out of action at least 3 months based on previous reviews. Customers vaping in doors. Breakfast dripping in fat and cold beans. Inedible
