+We had a wonderful stay! The staff were lovely, welcoming, and friendly. Mrs. Paola was waiting for us outside the accommodation at the estimated time of our arrival, and she was an incredibly kind and warm-hearted person. The room was clean, spacious, and perfect for two people. It had a dedicated dressing area, a wardrobe with hangers, a TV, and a fridge. The bathroom was also clean and spacious, with no issues whatsoever with hot or cold water, and fresh towels were provided. The location is excellent, just a 5-minute walk from the San Basilio vaporetto stop, with San Marco and Piazzale Roma also within a very reasonable walking distance. We highly recommend this accommodation to anyone visiting Venice! Thank you for making our stay so pleasant.

+Great location in a slightly less touristy spot but walking distance to all main sights. Incredibly helpful and friendly host and a lovely room.
−The shower was a bit crazy, kinda went everywhere, but no impact on stay really. Would book again.

+The residence was only about a fifteen minute walk from the train station. I enjoyed the cafes nearby and the quiet neighborhood location.
−the room did initially smell strongly of air freshener. I was able to locate them and remove them from the room. I'm a little sensitive to scents

“Once we were in our room, it was a lovely start to our Italy trip”
+Clean, beautifully decorated room. Very cosy & comfortable. Lovely modern on-suite bathroom facilities. Quiet area of Venice but not too far walking distance. Fan supplied for the summer months if you didn’t want to pay extra for air-con. Tea coffee making facilities & fridge were an added bonus
−I did read upon booking the 6:30pm check-in cut off, which was absolutely fine with our flights, & understand the nice owners needs a work life balance. But we got held up at customs & missed our train. We had to run & just made it! Maybe a €20 extra fee every half hour after the deadline would help stop the fear of loosing your room for the night? Just a suggestion, so no one else has this stress like we did. Other than this all was fantastic with this stay.

“It was peaceful and safe!”
+The host was helpful and informative. We had plenty of room, it was quiet! The bathroom was updated and our room was beautiful. The walk from the train station to Ca Bea wasn’t bad, but we did use travel backpacks instead of rolling luggage (which I highly recommend you do in Venice) and that would have probably made a difference. We really enjoyed our stay and would probably stay here again!
−The only issue was that it was hot inside our room, even with the window open and the mini split. We are from the United States though, so we understand we are used to air conditioning.

+Location is excellent for all sights, waterbus, restaurants, bars etc. The host was warm and friendly and very helpful. Bed was very comfortable and bathroom was of a high standard.
−The room was really hot even with a fan. We assumed air conditioning was included in the price but this was in fact an additional charge. This is noted in the Booking.com apartment's list of facilities but isn't mentioned in the general description which is what most people initially read. The mistake was totally ours as we didn't check this thoroughly enough and as we only had a 2 night stay we made do with the fan. Including the a/c cost in the price would have made more sense for the summer months and we would have happily paid for this up front.
