“Nice location but staff is rude”
+The location is great and the breakfast was good.
−I arrived without receiving check in information and there was no one present. Tried calling, was on the phone for 2min and no one picked up, contacted them here on Booking and only got a response 2h later. When I finally found someone she didn't expect me and was somewhat rude. Instead of apologizing she said she could cancel my stay and I could go somewhere else. She said this isn't a hotel (it's literally called a hotel), so I should have known that there was no regular check in. She was like "Did you look at the building, does it look like a hotel?". They should check who is arriving that day and ensure that all info is provided and not put the blame on the customer. And no, I did not book less than 24h before. Most places would have been happy to offer compensation, but not here. Besides this there were also loose floor tiles in the bathroom.

+Beautiful location, with a B&B vibe but all amenities from a proper hotel. Bernadette was super nice and welcoming. It was our most relaxing stay in a long time. The room was cozy, the lobby as well, and we even got to enjoy the outdoor lounge with a nice ocean view, and reading on the porch. It is so close to the ocean: just a dream. Bonus: besides being right by the beach and boardwalk, the hotel is in walking distance from Asbury Park for a fun dinner, and from the train station.
−Nothing!

“Off Season Overnight NJ Shore - Do it!!!”
+Location and staff were 5 star. Bernadette was responsive and helpful for all local questions. Morning breakfast was best we have had in recent memory
−Silly little things make something good vs great. Shower gel was empty. Shower head dripped a bit throughout the night. Overall, to be 2 blocks from the beach, amazing.

+We absolutely loved our stay at this hotel! Everything was exceptionally clean, bright, stylish, and incredibly cozy. The staff were so friendly and welcoming, making us feel right at home. The breakfasts were absolutely incredible! There was such a wonderful variety of delicious food, and everything we tried was amazing. Honestly, one of the best hotel breakfasts we’ve ever had! We also loved the charming veranda with its rocking chairs. Such a lovely little detail that makes the whole place feel even more special and relaxing. The entire hotel has such a warm, peaceful, and inviting atmosphere. It’s the kind of place where you immediately feel comfortable and don’t want to leave. We truly enjoyed every moment of our stay and would absolutely love to come back!
