+It's a cute little apartment, everything is nicely decorated and the terrace is really amazing.
−Bathroom sink doesn't drain well and I had to clean the shower from hairs to make it work properly. It feels like the place is a bit old (nothing too bad tbh). Location is fine, neighborhood is nice and quite with some cool restaurants. It takes you a solid half an hour walk to get to the city center (but walking through very beautiful parks), so keep that in mind if you plan to be only on foot.

“I recommend this house only if you do not want to stay alone in Athens and have cockroach roommates.”
+The bed was comfortable. I like the terrace so much. The living room and the bed were clean.
−My biggest problem was cockroaches in the bathroom and kitchen. The first night, I couldn't sleep at all because I was so afraid. I wrote to the host about this. They told me the house had extermination, and there is a certificate on the door. I checked the certificate, but it says it was exterminated one year ago. Why didn't you do that again before the summer season? I am attaching the photo of the certificate they mentioned. I asked them if I could move to another apartment. They replied that there was no other house available at that time. They also told me they were coming from the balcony, but they were going inside the walls in the kitchen and bathroom. I wouldn't think they were coming from the balcony. After that, I asked them at least to bring some insecticides and toxins for the cockroaches; they said they would, but they never did. I also wrote to Booking's customer service, and they didn't help me at all. They replied to me a few days later, saying they had written to the host. I had to stay with the cockroaches for a few days. It was the worst booking experience I've ever had. I am sure the host will write something after my comment, but everything I said was true. I

+The property was located near the city center, we got around almost exclusively on foot. The location was well equipped.
−The bad point is that there were cockroaches in the appartment sometimes.

“Full Disappointment”
−I waited more than two months before writing this review, hoping the situation would be resolved, but unfortunately it was not. I booked this apartment for two nights in October. Upon arrival, the flat had not been cleaned and was clearly dirty. The only solution offered by the owner was for me to clean it myself. In addition, no sleeping cover or blanket was provided, despite low temperatures, even after I requested one. I left the apartment the following day, as I did not feel comfortable staying in an unclean place after paying €60 per night. A refund was agreed by both Booking.com and the owner. However, the owner never completed the refund authorization on Booking’s platform. Over the past two and a half months, Booking customer service confirmed to me that the owner had not replied to them. I personally contacted him many times by phone, WhatsApp, email, and through Booking messages, leaving multiple written and voice messages, without ever receiving a response. To date, I have received neither a refund nor any explanation. I have kept all messages, dates, and screenshots as proof. I am leaving this review only to inform future guests of my experience, as this was unfortunate

“Nice enough place if you have no unreasonable requests like extra sheets or using the laundry.”
+First, the location was good. Not too close to the tourist attractions, in a quiet and pleasant neighbourhood. We liked the spacious outdoor patio on the third floor with no building immediately opposite. We didn't prepare meals here but the kitchen was tiny (no dish towels or paper towels). The apartment was nicely decorated and homey feeling. If you are solo or a couple who sleeps in the same bed and doesn't have any need to interact with the manager of the apartment you will have a good stay. FYI, like many places, it is a building where you cannot flush toilet paper because of old plumbing.
−Two of us booked this apartment twice for three days each time, a few days apart. The first day we showed up and wanted to use the pull out couch but there were no extra sheets. We messaged the manager to request extra sheets and to please use the washing machine because we were in the middle of a longer trip (the check-in information said reservations of six days and above could use the washing machine). They replied they couldn't give us extra sheets because there were only two of us. Didn't mention the washing machine. I complained and they replied they would visit the next morning at 11am to discuss the washing machine. We had tickets to the Acropolis Museum then. They said they could only visit the apartment only between 11a and 1p. We cut our tour short to come back before we visited the actual Acropolis (also timed tickets). So not convenient, but fine. I spent the night with a towel over me so my travel companion could have one sheet also, on the pull out couch. Kostas showed up on time. Showed us how to use the washing machine. He brought us a cheap bottle of wine but but did NOT bring any extra sheets. We asked again for two sheets. He then loudly berated for at least ten

+Good location, quiet appartement.
−Couldn't move up the persiana - easy to hit your head while going to balcony. There wasn't any warm blanket (though might me normal by greek standards, I don't know). The bathroom needs deeper clean up - it's mouldy due to lack of ventilation.

“Nice small and quiet apartment close to all the sites of Athens and near to metro.”
+Very quiet and safe neighbourhood. Close to all the main sites (although I used the metro a lot of the time - very handy and cheap 5 day public transport card) Good WiFi (think there's a new modem - password was in the room and differed from the one in the mail with info I was send the day before my arrival) Very hot water in the shower (30 minutes after flipping switch) Small-ish room, perfect for 1 person or 2, but not really suitable for more Swing set on the balcony. Small store 1 block over. All I needed in the kitchen. Elevator to 3rd floor worked all the time.
−There's no real curtains and the system for blinds is not working, so if you wake up from daylight you wake up early (but it didn't bother or affect me) Laminate flooring in the room is broken-down and in some places uneven. It makes a lot of noise (hope the downstairs neighbours don't hear it). Mattress could be renewed or put a topping on it, because the springs start to be noticed/felt . Shower curtain is very long, which I think captures hair of previous visitors at its bottom - at least everytime I put the showercurtain on the little sill to dry, I saw new black hairs (and I'm blond) Refrigerator is sometimes kind of noisy (but if you close the door to the - very small - kitchen you don't hear it anymore)
