“Below potential”
+The apartment is quiet and spatious. Its location is nice and so is the view over the roofs. We asked for a few kitchen utensils which Giovanna provided quickly.
−The apartment looks nicer in the ad and needs some reburbishing. The beds and pillows are uncomfortable, the kitchen and balkony uninviting. Some minor things are broken. Instructions for check-in were confusing.

+Very kind host, helped with directions to property. Lovely location, you can get amazing breakfast in near by hotel. Close to vaporeto station, most landmarks are reachable on foot. Would recommend.

+Great location.
−Living room area was dark and dusty and the sofa bed did not function. Balcony was tiny, no washing machine and very little equipment for cooking etc. air conditioner only in the kitchen - none in the bedrooms.

“Lovely!”
+The apartment was so beautiful and comfortable - a real home from home. The decor was so quirky and authentic. The block is a residential block with Venetian resident.
−The balcony was a little disappointing but what you would expect in Venice in terms of limited outside space - view it as a nice bonus rather than anywhere you are banking on spending a lot of time

+Really clear instructions on getting to the property, great pre-arrival Comms and a great property in an ideal location. Loved the wee balcony!
−Can't see St Marks from it, but that didn't matter. The church bells at midnight woke us up.

+Cosy and spaceous appartement.
−Check in was disastreous. The key was not in the indicated pick up spot. We stood outside in the dark for over an hour with the host explicitly refused to answer the phone. A pick up was arranged at a different location after texting back and forth for an hour.
