7.0“Adequate facilities with good location and excellent pub next door.”
+Good location but directions avoiding bridge would have been useful. Very nice welcome basket including wine.
−The towels were rather threadbare and small. No hooks for coats or space for shoes downstairs. A side panel next to the gate fell out, we repositioned it but a dog or child would have access to the very busy road if this is not attended to quickly. The postcode is incorrect we drove miles further out and had to phone for directions. The house is very dark.

9.0“Great location and cozy house!”
+The house is conveniently located for going into Rye plus there’s a good Pub next door serving meals. There was a lovely welcome basket with eggs, bread, jam, cereal, tea, coffee and a bottle of wine. Plus milk and bacon in the fridge. A welcoming touch!Good shower with lots of hot water. Parking right outside on private driveway.
−Beds were a bit soft but ok for a few nights. Minor housekeeping things like dust and cobwebs in some areas. The paint needs touching up on kitchen wall. Dining chairs need screws tightened but all of that can be fixed and didn’t interfere with our stay.

6.0“We liked the location easy walk into town and a fabulous gastronomic pub right nearby.”
+Layout of house plus extra downstairs loo was great
−The gates wouldn’t shut and that was the reason for boot it as a dog friendly house. Fortunately the gardener came round and managed to get them closed but opening and closing them was very difficult because of them dragging across the gravel.

8.0“Well appointed house in an excellent location for exploring Rye and the local area”
+Excellent location. It was very good to have decent parking. The back garden was fairly private with a nice outdoor area for al fresco dining with the good weather we had. The host was responsive and provided the clothes airer I had requested in advance. There was an initial issue with cleaning but the host responded quickly and compensated us. The rooms were spacious for a house of this size. They were decorated and furnished well. The kitchen was modern and functioned well. Despite the hot weather, the house was relatively cool, thanks to the wooded area at the back. The pub next door was very good for dining.
−For our young family, some of the furniture was not suitable (= glass tables). The gate was broken so we could not shut it to secure the side area to prevent the children getting outside onto the busy street. There was only one wardrobe (in the main bedroom). We would have liked more crockery and cutlery for our party of six.

8.0“Location excellent. Accommodation met our needs for a short stay.”
+Great location to explore Rye and surrounding area. Communication with owner was excellent and we appreciated being able to park our cars at the property earlier than check in time. Welcome pack appreciated.
−Only dislike was the duvets and bedding. They were not appropriate for summer weather. One duvet was actually labelled 10.5 tog which is a not a summer duvet rating. On another bed the duvet cover was 100% polyester (not comfortable and not good for warm weather). One of the single beds didn’t have a mattress cover.

10.0+Fantastic location. Spacious living area. Everything needed in kitchen. Nice garden with seating area. Next to a lovely pub/restaurant.
−Only thing that could be improved is blackout blinds in bedrooms. Apart from this everything was great.
