+I recently had the pleasure of staying at Nice Promenade 1, owned by Yvan, and I couldn't be more satisfied with my experience. From the moment I arrived, it was evident that Yvan takes great pride in maintaining his property to the highest standards. The apartment is ideally located, just a 3-minute walk from the nearest tram station, Cassin / Kirchner, which made exploring Nice incredibly convenient. A 15-minute tram ride takes you to Nice city center, the airport, or the train station to go to all one-day destinations. The beautiful Promenade des Anglais is about a 10-minute walk away, offering stunning views of the Mediterranean and easy beach access. Nearby amenities include a grocery store called Casino, a Thai restaurant, and a medical store, all within a 10-minute walk radius. Inside, the apartment is immaculately clean, stylishly decorated, and equipped with all the amenities one could need for a comfortable stay. The spacious living area with a cozy and very comfortable sofa cum bed, and a well-appointed kitchen with microwave, coffee machine, toaster and a fridge made it feel like a home away from home. +1. Arrival The flat is close to the airport, easy access, near the tram stop, 5 min walking with suitcases. The planes noise isn't annoying, you don't have to worry. The check-in hour was set as 4 p.m. but the host managed to let us arrive earlier. Important when you get early in the morning :) 2. The host Helpful. Waited to give us keys and to say how to return them. Gave instructions on the flat functionality, information about supermarket, transportation, beaches, on request sent a list of worth-to-see and to-do. Offered any additional help if needed. Needed some time to refund the deposit so don't panic. 3. The flat Not very spacious but enough to live in 2. Equiped kitchen, microwave. Clean, in very good condition, bright, air condition, free fast Wi-Fi. View to the street and partially to the mountains. Rather quiet neighbourhood. We felt safe even at night, walking alone too. A few minutes walk from the nearest beach, supermarket 10 minues walk charged with bags, heh. Around 15-20 minutes from city centre by tram. If you chose to go to Nice for a concert, best location. “Decent short stay apartment in Nice, but could use some improvements.”
+Nice apartment, good to have own private space, cooking facilities, washing machine, etc. Close to the airport (3 tram stops). Better for shorter stays.
−The apartment gets a lot of noise from the street and from planes landing nearby. Also be advised that the bed is converted from the couch, and note that guests are expected to bring all cleaning items with, including hand soap, dish soap, extra toilet paper, etc... There is no separate bedroom, and it is rather far from all the main attractions in Nice (5 km, time consuming trip on either the tram or bike ~30 min). Also take note of extra fees and deposit involved. See description.

“ATTENZIONE”
−ATTENZIONE . appartamento affittato per mia figlia e fidanzato. Presentava danni già esistenti : pentole e piano ad induzione rovinati, letto ceduto il gg successivo con struttura precaria ed evidenti segni di danni pregressi. Essendo ragazzi giovani e ingenui hanno provveduto a sistemarlo senza avvisare il proprietario (sbagliando). Si è trattenuto 600 euro di cauzione colpevolizzandoli dei danni già esistenti. Si è anche lamentato che l appartamento era sporchissimo quando era stato lasciato in ordine, rifiuti smaltiti e comunque erano già pagate le spese di pulizia finale. L 'unico danno causato è stato la rottura di uno sgabello in plastica per caduta del cellulare che i ragazzi hanno provveduto tempestivamente a segnalare e che avrebbero pagato. Non ci si comporta così per guadagnare soldi in più, approfittando di ragazzi giovani e inesperti. Inoltre il parcheggio è sulla strada introvabile.

“Casa perfetta”
+Casa recentemente strutturata, presentava, anche se piccola, tutto ció che occorre per un soggiorno. Vicina alla promenade des anglais e a tutti i servizi
−Unica pecca è la mancanza di accessori per la pulizia e di uso giornaliero come buste della spazzatura e carta igienica.
