−The communal entrance needs refurbishment. Don't be put off by this though, the apartment is superb. Well finished throughout.

−Windows did not close tightly therefore smoke and noise from the bar below entered the room. Front door to the building had broken glass.

+Great central location along the waterfront and a spacious modern 2 bed apartment. We were 2 couples that stayed and each had their bedroom and bathroom and there were 2 living rooms. Beds were comfy and pillows lovely. Used the laundry facilities which was amazing and had a great little balcony to watch the cruise ships and ferries as they arrived and departed

“Great apartment, location and view.”
+Owner of property very helpful and friendly, as was the housekeeper on arrival, who gave a great recommendation for lunch at a local restaurant. Generous and beautifully appointed apartment, with 2 bedrooms, separate lounge/dining area PLUS room adjoining the 2nd bedroom with sofabed, both with access to balcony. Kitchenette small but has everything you need. Washing machine in separate cupboard came in really handy. 2 bathrooms, both with shower, sink and toilet-very clean and modern. Lovely views of the waterfront and really well situated for the old town. Busy area of town but not affected by road noise. Really appreciated the aircon in lounge, bedrooms and sofabed room as was very hot in Croatia when we stayed. Lots of plug sockets if needed. Bus number 12 convenient to the apartment, which will take you to the Kasjuni beach, free shuttle bus to Mall of Split available close by too.
−Negative/good to know- FYI approximately 70 stairs from street level to the apartment door, no lift. Appearance of entranceway appears shabby/missing glass in entrance door BUT do not let that put you off. The apartment is massive. Small supermarket under apartment for essentials, staff not always friendly but it is convenient.

+The location of Adriatik Lux Riva was outstanding. We happened to be in Split during the city's annual celebration, and being right on the waterfront allowed us to fully enjoy the atmosphere, live music, food vendors, and the energy of the locals celebrating. It was one of the highlights of our trip. The apartment itself was spacious, modern, and well-equipped with everything we needed for our stay. The views overlooking the harbor and marina were beautiful, and we enjoyed being within easy walking distance of restaurants, shops, and the historic center of Split.
−Guests should be aware that there are quite a few stairs. After entering the building, there is a flight of stairs, followed by two additional large flights to reach the apartment. This wasn't an issue for us once settled in, but it could be challenging for travelers with heavy luggage or mobility concerns. The bedroom layout was also different than expected. The third bedroom is accessed through the second bedroom, making it ideal for families with children but less suitable for three couples seeking privacy. In addition, the bed in the second bedroom is a pullout sofa rather than a traditional bed. A few maintenance items also need attention. The door to the rear outdoor sitting area would not stay closed properly. The balcony door overlooking the waterfront was also damaged and required extra care when opening and closing it. These issues didn't ruin our stay, but addressing them would improve the overall guest experience.

+The location and apartment view are wonderful.
−There was no toiletries (bath wash or shampoo). I don’t count a small bar of hand soap as a toiletry. No coffee capsules either but there is a coffee machine.
